Land acquisition is replaced by the new land pooling policy approved by the Delhi development authority and ministry of urban affairs. Under this new policy, the major areas on the outskirts of the city are divided into various zones for land pooling. The south-west Delhi, also known as Dwarka L Zone is spread across 22,840 hectares between Gurgaon and Dwarka.

Under Delhi Housing Scheme, the Delhi development authority has divided the city into 15 zones for land pooling, where there is a huge scope for infrastructure development. As per the new policy, Delhi development authority will pool land from the builders and landowners for infrastructure development and then return the larger portion of the land to the owner. Through this policy, the demand for the unused lands has risen, many developers and housing societies have come forward with the investment plan in Dwarka L Zone Property.
The private developers and real estate companies investing in this zone in residential properties target a characterized set of consumers of the population. So that they can provide housing along with premium service to those consumers at these zones. Since the projects are based on Land Pooling Policy, the real estate players provide comfortable living space to the consumers at a reasonable price.
